Ask
Log Man: I am a Realtor and have a buyer
who is interested in building a new log home. However,
the development where he wishes to purchase land does
not permit log homes. What can you suggest?
Log Man sez: This
is not unusual. It seems that developments where log homes
are not permitted have ideas that harken back to the past.
That is, there is a lingering view that log homes are
rustic little cabins in the woods that do not contribute
to the ambiance of brick and vinyl sided communities.
That may be true in certain cases. However, 3000+ square
foot show homes can hardly be thought of in those terms.
Be that as it may, back to your question. There are two
options for people who are interested in property where
log homes are not permitted.
The first option is to speak with the POA about log homes
that are constructed of clapboard or square shaped logs
or timbers. Add 8x8 corner posts to these homes, in place
of the traditional log home corners, and stain them gray.
Homes constructed of logs and timbers like this look like
conventional homes on the outside. Yet, they have all
of the coziness of log homes on the inside. Property owners
associations will commonly give the OK to these styles
while rejecting the traditional log homes.
The second option is to speak with your buyer about timber
frame homes. POAs usually find these homes acceptable.
The exterior of timber frame homes can be of any material
including brick, siding, stone and stucco. Timber frame
homes can be appointed with tongue and groove wood and
sheet rock as is done with the interior of many log homes.
An added note here is that timber frame homes are usually
more expensive than log homes and cater to the
more upscale clients.
